    Mechanical Milestones at Hammell Drive

    In the heart of Raleigh’s vibrant Dix Park area, the Hammell Drive Mixed-Use project stands as a example of innovation, collaboration, and trust — on and off the job site. This project is transforming the Dix Park development one unit at a time, featuring two 20-story towers with a combined total of more than 1.1 million square feet 

     

    This project is a significant milestone for our #PDIFamily and what’s to come in the Raleigh area — our debut as the mechanical contractor for our friends at Clancy & Theys Construction. After delivering on numerous successful projects as the electrical contractor on the job site, we were honored to have earned their trust to take on both mechanical and electrical scopes this time. This partnership showcases the strength of our multi-trade approach while we let our expertise shine in more ways than one, ultimately creating a seamless experience for our partners.

    With nearly 700 apartment units combined, this project required intricate planning and innovative solutions to ensure energy efficiency, resident comfort, and optimal HVAC system performance. Our top-tier mechanical team members hit the ground running on this project, working together with other trades, including our own electrical and fire alarm team, to keep the project moving along while staying ahead of deadlines. 

     

     

    We coordinate with the senior superintendent and the people in charge of the department, unit, or roof, depending on where we are working. We try to get the same schedule or combine the days to stay on track, and reach our milestones.

    A project with outdoor corridors, amenity spaces, and more requires a strategically planned mechanical installation. With a Split DX system, a VRF system, and two DOAS units, we’re able to set this building up for success for future end users. This proposed a unique challenge for our boots on the ground but not for Reuben. He has a skilled team that all have the expertise needed for these different systems, coming together, coming together to ensure unit-by-unit and floor-by-floor, these systems are properly installed

    DX Split Systems for Apartments

    Every unit in both towers is equipped with a Direct Expansion (DX) split system, allowing residents to enjoy precise climate control tailored to their individual needs. These systems are efficient and reliable, ensuring year-round comfort.  

    VRF System for Elevator Lobbies

    The Variable Refrigerant Flow (VRF) system serving the elevator lobbies dynamically adjusts to occupancy and temperature demands. This not only maintains a comfortable environment but also minimizes energy consumption, making it an eco-friendly choice. 

    DOAS Units for Corridor Ventilation

    Two Dedicated Outdoor Air Systems (DOAS) on the roof bring fresh, filtered air into the corridors. By ensuring proper ventilation, these systems enhance air quality and promote healthier living spaces for residents. 

    What is the key to a successful project? Communication. That is one of our main priorities when it comes to working alongside our partners 

     

     

    Power Design has delivered for us on electrical projects in the past, and they have delivered on the mechanical front, too. We have team huddles two to three times a week where we coordinate not just with our field supervisors and the Power Design supervisors but also across projects with our Building A team and our Building B team. We coordinate deliveries and schedules. There is no lack of communication here.
