After being a part of more than 400 projects in the greater D.C. area, we’re excited to share the Bridge District’s newest addition and one of our largest projects in the area. What’s new in Ward 8? The Douglass, the newest mixed-use building covering nearly 1 million square feet and adding more than 700 units to the housing market, including much-needed dedicated housing for the local workforce. In addition to the new units, The Douglass will have more than 42,000 sq. ft. of community-serving retail and working spaces for residents to enjoy, which will be revolutionary to the Ward.
When it comes to a project of this size and the community impact it will make, it takes the dedication of leadership to manage schedules and keep people on track — something our superintendents take great pride in to ensure the work is getting done and project deadlines are met. And it hasn't gone unnoticed by our D.C. partners.
Let’s talk project specifics — this one stands out in the D.C. area for more reasons than one. This is an extremely large multi-family project in the area, but the most unique piece? It is a LEED v4.1 Platinum project and the largest International Living Family Institute (ILFI) multi-family in the world. This means the buildings are held to a higher standard regarding their energy resources, project timing and placement, and pre-coordination which takes a highly skilled team and partnership to bring a project like this to life. The Power Design team was responsible for tracking down generators before the project even started while being mindful of power placements to keep the flow of traffic going through the town.
Power Design stands out further on The Douglass especially when it comes to the fixtures in place, and the infrastructure of lighting controls, something you’d never see from the outside but is a bright spot throughout the entire building! Communication is a top priority on a job site, and our teams at Power Design Resources (PDR) and the LINK made the fixtures communications seamless. From on-time deliveries to knowing just what’s in stock, this is a large and crucial part of bringing this project to life.
